How the price is worked out

No hourly surprises on the day. We price the property, then confirm before booking.

  • Size of the property

    Bedrooms and bathrooms are the biggest factor. A house usually takes a little longer than a flat with the same number of rooms.

  • Furnished or empty

    Furniture means more surfaces, more drawers and more to move. Empty properties are quicker.

  • Condition

    If there's heavy build-up, tell us. We'd rather plan the time properly than leave a room half done.

  • Extras you choose

    Carpets, upholstery and mattresses are optional. Oven, fridge and inside cupboards are always included.

Will this get my deposit back?

We can't promise what a landlord or agent will decide, and nobody honestly can. What we can do is clean to the standard check-out inspections look for, and give you a report showing what was done.

Do I need to be there?

No. Many people have already moved out. Leave the keys with the agent or in a lockbox and we'll handle the rest.

Should the property be empty?

Ideally, yes. It's quicker and more thorough. If some furniture is staying, choose part or fully furnished in the quote.

Is the oven really included?

Yes. Ovens are one of the first things inspectors check, so it's part of every end of tenancy clean.

Can you clean the carpets at the same time?

Yes. Add carpet cleaning in the quote and we'll schedule it so it has time to dry before handover.

Moving out in London: a short guide

Useful if this is your first move-out clean. Open what's relevant.

What do check-out inspections usually look at?

Most inspections compare the property against the check-in inventory. Kitchens and bathrooms get the closest look, especially ovens, extractor hoods, limescale, and grout. Inside cupboards, skirting boards and window tracks are common misses.

Fair wear and tear is expected. Dirt and build-up usually isn't.

When should I book the clean?

As close to handover as you can, after everything has been moved out. Booking a few days ahead gives you more choice of times, especially at the end of the month when lots of tenancies finish.

What should I do before the cleaners arrive?

Clear out personal belongings, empty the fridge and freezer, and take out the rubbish. Leave the heating and lights working so the team can see and dry surfaces properly.
